Conversations about three different properties played significant roles during the June 9th meeting of the Zephyrhills City Council.

First, Council members voted 4-0 to approve the purchase of a .19 acre lot at 38214 5th Avenue by the Community Redevelopment Agency for $79,999.

The lot is located on the corner of 4th Street and 5th Avenue. It is across the street from Zephyr Park and is just a couple of hundred feet north of the Waterplay Park.

Councilwoman Jodie Wilkeson was absent from that meeting.

Second, the Council heard from the City’s Planning Department about nearly 14 acres of property on Chancey Road in an industrial corridor that could possibly be annexed into the city in the future.

CCC Property Holdings LLC based in Odessa own the property that has a taxable value of $262,000. Its owners are proposing a warehouse and office facility to be located there but no final design or engineering has been done yet, a Planning Department staff member told Council members.

It’s not known how many people might be employed there after the property is developed.

And third, the Council approved on its first reading an ordinance to change the zoning of two parcels located at the intersection of North Avenue and 12th Street from OP – Office Professional to R3 – Medium Density Residential.

A representative of the applicant told Council members the property that contains .33 acres more or less had been zoned for residential use prior to 1992. That’s when the zoning was changed to OP – Office Professional, the representative said.

Council members were told mobile homes that had been on the property in the past have been removed.

Any residences built on the property would have a 35-foot setback so there wouldn’t be a visual obstruction for people driving on 12th Street.

Also access to the property would be via North Avenue to the south and Naomi Avenue to the north.

A second public hearing
will be needed to be held
by the Council on June 23rd at 6 p.m. before the rezoning request can be made effective.

In other business, the Council was presented information by the City’s Planning Department staff about a proposed ordinance that could protect trees. Information was given about steps some other municipalities had taken to reduce the amount of trees that could be cut down by developers.

Discussed possibly adopting an ordinance to regulate how people within the city control chickens they have on their property. Currently the City’s Code Enforcement personnel can respond to complaints that could be made if the chickens got off the property.

Different methods of observing if chickens were on the property as they should be were also discussed. These included using stepladders to look over fences and possibly using drones to fly overhead and take photographs.

No decision was made about when an ordinance regarding chickens could be presented to the Council for their consideration. ©
