Sundance Residents Unify in the Face of Uncertainty

A Fun Fashion Show Raises Legal Funds and Spirits

Manufactured parks have long been an affordable way to spend retirement on fixed incomes. However, recently, the landscapeshifted dramatically. Corporations and investors who often prioritize profits over the well-being of residents have brought challenges dividing communities and sometimes pitting HOAs against residents and even residents against one another.

Sundance is facing these challenges. Once a divided park, Sundance found itself united by adversity when Legacy Communities acquired their park. The community had just endured devastating floods caused by Hurricane Milton, only to face a new threat.

Their HOAfaced considerable adversity. Despite attacks, the HOA remained determined to bring residents together in defense of their homes. They invited the Federated Manufactured Homeowners of Florida (FMO) to speak. The FMO advocates for manufactured home park residents since 1986, educating residents about their rights under Florida Statute 723.

Like many other 55+ communities, Sundance faces threats of large rent increases, attempted replacements of prospectuses with less favorable terms, reductions in services, and unreasonable rule changes.

After numerous challenges the HOA succeeded in getting the residents to unify. The HOA’s membership increased after recognizing that legal mediation required majority support. 

Their first fundraising effortwas a funky fashion show and Italian dinner cooked by volunteers. The event brought laughter to a packed clubhouse.

Kris PierceMCed and kept everyone entertained with jokes and outfit descriptions. “DEB” flaunted a cotton black dress adorned with cotton balls. “Ilene” modeled a tea dress and hat decorated with tea bags, while “April” strutted in a jogging outfit accessorized with a necklace made of bedazzled doggie poop bags.

The event was filled with laughterand togetherness. Residents enjoyed the evening, proving that even in the face of uncertainty and adversity, they could come togetherand have fun.
